About Planning Services at North East Derbyshire District Council

The Planning Service includes the functions of Forward Planning and Development Control.
 
Planning or "Town & Country Planning" is the way we decide on how land should be used, where new development should be allowed and what it should look like.  
 
The Forward Planning Team (Planning Policy) is responsible for the preparation of the Local Plan and a Local Development Framework, which sets out policies and proposals for new development in North East Derbyshire.
 
The Development Control Team (Development Control) uses those policies when considering planning applications for new development.
 
From April this year all planning applications submitted to this and all other Local Planning Authorities will need to be completed using the new national planning application form known as 1APP.
 
Local Planning Authorities may introduce 1APP ahead of the April deadline and many have already done so. The Council has agreed that the submission of applications electronically via the planning portal to the Council will take place on the new forms from the 3rd March, subject to final confirmation.
 
Please note that to coincide with that, it is also intended that applications may be submitted to this Council on the new 1APP forms from that date too.

As well as needing planning permission to erect new buildings or change the use of a building or an area of land, Building Regulations approval is often also required and you should seek advice on that from the Building Control web pages.

In particular, you should note that you may browse the Local Plan on-line by navigating to the Local Plans page.  You may track the progress of any planning application, view a weekly list of submitted applications and view decisions taken by the Council by navigating to the On Line Planning Services page.  If you make an appeal against any planning refusal you may find our Appeal page useful to track your appeal.  A list of appeals submitted to the Council since 1st October 2005 is also available with access from that page.  Finally, you should be aware you may submit a planning application on-line by using the Planning Portal website and entering North East Derbyshire as the location specified.
 
The standards you can expect from the service are set out in the Planning Charter.  However, please note the document is currently being updated and the revised version will replace the current version in due course.
 
You should also note that the Council has, in common with all other Council's in Derbyshire, to work closely with The Derbyshire Constabulary, in ensuring that crime and disorder issues are fully considered when formulating planning policy and determining planning applications.
