Building Regulations – What are they?
Very simply they are rules that try to ensure all new construction, conversions, alterations and extensions are built to a minimum standard and meet certain health, safety and welfare conditions.
For the works you are proposing you may or may not need Building Regulation consent. (This is in addition to any Planning Permission you may need)

You may find the best and easiest route to follow is to engage an agent who will work on your behalf. He should be able to advise you and develop your ideas into plans that can be used not only for obtaining the relevant permissions, but also for obtaining quotations and prices from contractor/builders.
Full Plans Application
With this method of applying for permission you submit plans and details of your proposal together with the application form and fee. The plans are checked and you are given the opportunity to correct any problems or omissions.
When the approval is issued you have the reassurance that if you build to the plans then the works will comply with the regulations.
The whole process can take up to eight weeks but is usually much less (three to five weeks) but this does not prevent you from commencing work on site.
Building Notice Application
This method assumes that the person carrying out the work knows the regulations. You do not have the security of the plans having been checked and approved but you can start work on site forty eight hours after the form and fee have been accepted.
If the work is complicated additional information may be requested.
Regularisation
If you have already carried out the work, even though it may be sometime ago, then you could subject to enforcement procedures. However it is possible in most cases to make a Regularisation Application and carry out the work required to comply with the Regulations. In this case please contact the Building Control Section first and foremost.
Please find below the downloadable application forms for all three different methods, as well as a document about the replacement of windows and doors, and a list of fees. Once you have downloaded the forms and completed them, you can post them to us and we will get back to you with a decision.
