What is a Local Plan? 

 
The planning system regulates the development and use of land in the public interest. The North East Derbyshire Local Plan sets out the Council's policies and proposals to guide the way development takes place in the district. The Local Plan:
 
  • Identifies specific sites for housing, employment and retail development up to 2011.
 
  • Identifies sites and areas for other land uses, including recreation, allotments, urban green spaces, community facilities, wildlife sites, cycle routes and trails.
 
  • Defines the limits of settlements within which development will generally be permitted.
 
  • Sets out policies to control and influence the location and form of development within the district. 
 
  • The North East Derbyshire Local Plan is a detailed application of the countywide Structure Plan, plus the Regional Spatial Strategy and Planning Policy Guidance Notes and statements issued by the Government. The Local Plan establishes the policies that will be referred to when planning applications are made to North East Derbyshire District Council.

What is the status of the current Local Plan for North East Derbyshire?

 
The North East Derbyshire Local Plan was formally adopted on 28th November 2005.  However, as a result of the Planning and Compulsary Purchase Act, 2004, which introduced major changes to the Planning system, the Development Plan system based upon Local Plans has been replaced by the Local Development Framework system.  Under this LDF system the Local Plan is "saved" for 3 years until November 2008.  All decisions on Planning Applications should continue to be made in accordance with the "saved Local Plan.
 
An Online Interactive Version of the Adopted Local Plan is available.  This allows you to view the Proposals Map, the accompanying  text, access a site directly using the Gazetteer and click on the Proposals Map to reference Policies.  In addition the associated background documents to the Local Plan are available to download from the Local Plan Documents page, which can be accessed through the navigation list on the left of the page. 
 
Copies of the Adopted Local Plan including the text and maps can also be viewed at the main Council Offices on Saltergate and any of the Council's Housing Offices and libraries (including the mobile library service) throughout the district, during usual opening hours.
