Constraints to Planning and Development

When we consider any planning application, we have to think about any land restrictions that may affect our decision.  These are called 'Planning Constraints':

 

  • Flooding - to find out if your area is at risk of flooding, please type your postcode into the Environment Agency's Flood Risk Webpage.

  • Contaminated Land - advice about this is available from the Environment Agency website.

  • Conservation Areas and

  • Tree Preservation Orders

  • Coal Mining - North East Derbyshire is an area of historic mining activity.  For certain categories of development a Coal mining risk assessment will be required to support your planning application.  To find out more take a look at the Coal Authority's Website.

 

All of the above could all affect a planning application and so could be a planning constraint.
