Youth 'n Housing

NEDDC Youth Net provides information for young people aged 14-25, on ALL AREAS OF ACCOMMODATION  in the district of North East Derbyshire.

 
However, it can be used by anyone; young person, parent, support worker or teacher.
 
It will provide basic information and will expand over time, but that depends as much on your input and the information you need or the questions you want to ask, as it does on the information we put on the site. Hopefully, we have answers, on housing rights, housing providers, housing benefit or whatever housing question you have.
 
Below is some initial information you might want to know and should help with a initial outline for your questions. We will put your questions and our answers on this site, but we will not provide your details if you do not want us to.

Every 6 months a winner will be drawn at random for those who have sent a question and they will receive a £25 HMV voucher.

Below are our first thoughts on the Housing Information you may find useful, but what we really want are your questions, please complete the questions form.

There are four ways of acquiring accommodation:

  •      Renting from a private landlord.
  •      Renting from a local authority.
  •      Renting from a housing association.
  •      Buying a property via a mortgage.             
 
Local authorities and housing associations have set rents, for each type of accommodation; which normally increase annually.
 
To rent from a private landlord you would need to negotiate with the landlord over the rent, which is then set for an agreed fixed period.
 
Buying via a mortgage from a building society or bank depends on what you can afford and mortgages normally last for 25 years.
 
If you are on a low income or in receipt of social benefits, you can claim housing benefit towards rent. Housing benefit is paid on a sliding scale based on your income and savings. If have accommodation you will also have to pay council tax (which you can also get benefit for), water rates and utility bills (i.e. gas and electricity).

Renting from the Council or a Housing Association.

 
To be considered for a property you must be at least 18, complete a housing application form, and be accepted onto the housing register. Having completed the form and been accepted, your application is accessed and you will be given a number of points. The more points you have the higher up the housing register you will be. You will then wait until your turn is reached.
 
If you have applied on your own, you will be allocated one bedroom flat. However, last year the council had 737 people waiting for a one bedroom flat and only 55 became available.

Housing Information in Brief:

 
  • From 1st April, 2007, all NEDDC housing stock was managed and maintained by RYKNELD HOMES.
  • NEDDC is not able to build council properties.
  • Rykneld Homes manage a choice based lettings scheme.
  • The choice based scheme will not allocate properties. Properties will be advertised fortnightly and applicants will bid for them.
