Affordable Housing strategy
The Affordable Housing Strategy has been written in response to the local and national need for more affordable housing. It outlines the reasons why there is a shortage of affordable housing in North East Derbyshire, and the steps we will take to address this.
A number of studies have been carried out over the past few years in order to estimate the affordable housing need for the district. It is generally predicted that 300 to 400 new affordable properties would have to be built each year to fully satisfy the need. The strategy states our aim to increase the supply of affordable housing year on year towards achieving this target.
To achieve this, the strategy sets out how we will work with appropriate partners and stakeholders, including Rykneld Homes and Housing Associations. It also sets out how development will contribute to raising the standards of all our homes and neighbourhoods and support the council’s wider regeneration, social inclusion and economic development objectives.

Since the Affordable Housing Strategy was written we have entered a period of downturn in the housing market and the wider economy, which has affected housing development. We are still working to achieve more affordable housing for the residents of North East Derbyshire.
Affordable housing schemes currently built in the district include:
- A scheme of 33 bungalows at North Wingfield, on land previously owned by the Council, by Leicester Housing Association. 6 x 2 bed bungalows have been sold as shared ownership and the remainder are for rent.
